The existing office space was previously occupied by a travel agency and the tenancy agreement had expired.
The main contract of work derived from a dilapidation survey of all existing services and fabric, which we undertook in conjunction with the client’s appointed consultant.
The works comprised the strip out of all tenant installed finishes, the overhaul and repair of external elements including roof coverings and aluminium window units, and an environmental clean of the main roof mounted plant room.
Internally, the ground floor retail area was extended by demolishing the structural walling and installing new supporting steel beams. New suspended ceilings and floor finishes were fitted to the offices, and toilet facilities and lift car internals were upgraded. All areas were redecorated throughout.
Logistics presented a particular challenge due to the location and constraints of the site. We resolved this issue by controlling and phasing deliveries from our London based distribution centre.
A major benefit to the client was the enhancement and extension of the ground floor space, providing a larger retail foot print to attract future lettings.
